Welcome to The Hideaway

We are a small private community of 22 units tucked away in The Bluffs Neighborhood.  Each unit backs to a beautiful green space, walking trails or The Bluffs Park, and we are just 15 minutes to Downtown Portland or Beaverton. We are a quick drive to the hi-tech corridor, Nike, Shopping and MAX.  Our central location means we are an hour and a half to Cannon Beach and a hour and 45 minutes to Mt. Hood.  We also have access to transit off of NW 119th Ave (Route 50) and are located in the Bonny Slope Elementary (K-5), Tumwater Middle School (6-8), & Sunset High School (9-12) attendance areas in the Beaverton School District.

HOA meetings are held on the 2nd Tuesday of every month at 6:30pm via Zoom. All owners are welcome.

The Bluffs Park and Basketball hours 

Open daily, dawn to dusk. Basketball hoop rules: residents only, no playing after dark/dusk, due to traffic dangers and noise levels rules.

Good Neighbor Policy & Rules and Regulations

All parking must be in garages, your driveway, or designated guest parking areas. There is No parking for recreational vehicles, boats, or trailers. For fire safety, there is no parking in the street or road access area. Violators will be towed at their own expense.  

​

The SPEED LIMIT is 10 mph. Please drive slowly. Visibility is limited near some units.  

​

Garbage cans and recycle containers should be put out and taken in on the day that Sanitation Service is provided.  

​

The volume of indoor and outdoor activities should be at a level which will not disturb other residents. There should be no noise between 10:00 p.m. and 9:00 a.m. Please turn car radios down and keep conversations low when you arrive home late in the evening.  

​

Sports, recreation, and related personal items, including toys should not be left out in the common  areas which include the driveway, roads, and yards.  Periodic pick-up of litter and light upkeep by residents will contribute to the overall attractiveness of the area and help reduce maintenance costs.  

 

During the summer months, you are responsible to water the grass, shrubs, and trees adjacent to  your unit as needed.

No alteration of the landscape should be made unless ordered or approved by the Board of  Directors. This includes planting or removing trees, or larger shrubs, or other woody plants.  Minor additions of plants, small shrubs, and flowers which complement the general  landscape plan are permitted. Native plants are preferred, excluding planters  

​

Any dogs, cats, or other pets are restricted by the current Washington County Animal Control  regulations. You must ensure that your pet does not disturb your neighbors and you must  clean up after your own pet, including in the park area.  

​

No car repairs or major maintenance are allowed within the complex, including changing oil,  engine repair, repainting, etc.  

​

No changes may be made to the outside structure/appearance of your unit without prior approval from the Board. 

​

Monthly fees are due on the 1st of each month and must be paid by the 10th of the month. A late  fee of 5% will be applied for all late payments. Please pay in regular monthly amounts.  

​

Raccoons, coyotes, rabbits, and a variety of other wildlife live in the area. Please do not feed them  intentionally or inadvertently (they seem to love pet food). Also, please be attentive when  pets are outdoors. 

HOA Monthly Dues:

​​HOA monthly dues are $230.00 

 

Please remember that your dues are due on the 1st of every month.  The dues must be received by the 10th day of each month and are considered late it they are received after the 10th.  Late fees will be assessed.
